The preferred and most cost-effective method is ozonation of the rooms. Use cyclodextrins (Fabreze) as a secondary option. We strongly recommend refraining using scented chemicals that cover the odor temporarily.

Ozone is a naturally occurring gas found most abundantly in the upper level of the atmosphere and is best known for its ability to protect the Earth from the sun's ultraviolet rays. Ozone gas has been used since 1904 as a method of purifying drinking water in various cities around the world, including New York, Chicago, London, Paris, Frankfurt, and Montreal.  Ozone can be used to sterile air and water, and it's generally very safe since it dissipates quickly.

The NIOSH recommended exposure limit for ozone is 0.1 ppm (0.2 mg/m3). According to NIOSH, Ozone levels of 5 ppm or higher are considered immediately dangerous to life or health. Nearly all Ozone Machines in the market produce far less ozone. Read the machine label and instructions before using.

Cyclodextrine is a donut shape formula that holds the odor molecules in the center and moves away from the area with normal air circulation. This method can remove most odors but not all and is costlier than Ozone Machine.

Odor covering chemicals  not only does not eliminate the odor, inadvertently they add to the problem creating "old hotel room smell." They only give a temporary illusion to the cleaning staff that the room smells better. They have no other positive function.

Mold and Mildew

Mildew is a surface fungus that can easily be identified as a patch of gray or even white fungus that is lying on the surface of a moist area. Mildew is easily treated with a store bought cleaner and a scrubbing brush. Mold, on the other hand, can be black or green and is often the result of a much larger infestation. However, as long as the source of the problem that is moist is present, and particularly the if the mold is behind the drywall, under the carpet and/or other unreachable locations, washing them is out of the question.

Both methods above will have a hard time removing mold and mildew from the room.  The cyclodextrines cannot remove the mold and/or mildew. They can remove the smell from the air for a short time, and that would be the most they can do. Ozone machine can actually kill both mold and mildew if used for a very long time.

There are easier ways.  First, eliminate the moisture. Use the bed bug machine to heat the room; that will kill mold and mildew. However, it will come back again if the moisture is not removed.

Water Leak on the Carpet

This is the most common source of mold and mildew problem in the hotels. Mold will grow on and in the padding. You can only remove the padding, fully dry the carpet and hope it will work.  That is time consuming and does not work every time.  Most newer hotels are getting smarter and tile the sink area instead of carpet.

While removing the carpet and covering the area with slip-resistant tiles is the best solution, there are easier ways to handle the wet carpet problem.  Here is how:

1- Immediately shop-vac the carpet.
2- Pour alcohol over the carpet and adjacent areas. The area must be nearly soaked.
3- Let it stay for an hour or so, shop-vac it again.

This method not only kills mold and mildew spores that are present everywhere waiting for moist to grow, it also cleans the carpet.  Notice that the cleaning method should be done within an hour or so, once you wait and the spores are aggregated and have developed to actual mature sporandgiums; alcohol cannot kill them. You must change the carpet pad and/or overheat the room using a bed bug machine.
